Land or Property purchased for a million or more in Folkestone & Hythe District

More than eighty pieces of land and property have sold for more than a million pounds in the Folkestone & Hythe district, between 2013 – 2024, according to land registry data.

A property in Hythe has sold for £37,250,000. Other property in Hythe has sold for £30,750,000, then comes the Council with their purchase of Otterpool for £25m. Altogether, eighty one pieces of property or land have been sold in our district for a million or more, between 2013 to 2024.

For instance, the former Smiths Medical site in Boundary Rd ,Hythe – outlined in yellow below, was sold for £2.1m on the 15th August 2018 to Rewd Limited.

In Dec 2022, the land was sold to Roddy New Homes SPV2 Ltd for £8,750,000. The land when it was sold had planning permission. The company is ultimately co-owned by Saltboy Ltd, and the person of significant control is Fred Done – he of BETFRED.  The other owner is Redrock Hudson Ltd who has two persons of significant control John & Paul Roddy, according to Companies House.

The former Sands Motel in St Mary’s Bay; which we wrote about in July 2023, was purchased initially by FDC Ltd , then sold onto Compass Builders Ltd for £2.5m, in Sept 2017. 

The site then ran into difficulties and was sold to G C CAPITAL LIMITED for £12m in March 2024, according to the land registry. The site had planning permission; which was granted on 15th June 2016 (decision notice). The person of significant control through a chain of companies is, Ravinder Singh Chawla, according to Companies House.

Lympne Castle, Grade I-listed, was listed for sale at £11m in August 2021, however in the end the Castle sold for £5.5m to LYMPNE CASTLE PROPERTY LIMITED in March 2023, according to the land register.

The company is ultimately owned by Dr Ann Mulholland and her husband Robert Mulholland, according to Companies House.

In Folkestone, five properties, as a package, were sold to LCPI Ltd for £2,865,000 in Dec 2019, they were:

4 Church Street, Folkestone

1-4 Kathleen Mews, The Old High Street, Folkestone

24 Guildhall Street, Folkestone

24 Rendezvous Street, Folkestone

28 Guildhall Street, Folkestone

The persons of significant control of LCPI Ltd are Simon & Hamish Pound and Georgina Rhodes, according to Companies House

Finally, the most expensive property to have been bought in the district is, 19 Military Rd, Hythe. On this site sits Sainsbury’s.

It was purchased in August 2021, for £37,250,000, by RI SB MILITARY ROAD LIMITED, based in Jersey. However, the Company is ultimately owned by Jones Lang Lasalle Holding SAS, based in Paris, France.
