Smiths Medical – Boundary Rd Hythe

So the Smiths Medical Site, Boundary Rd Hythe; which many of you may know as Portex, sold for £2.1 million on the 15th August 2018 to Rewd Limited, according to the land registry. The lenders according to the Land Registry were Gilmore Jacobs Ltd based in Southend On Sea, Essex.

When Smiths Medical purchased the land in March 2005, they paid £1,250,000. So in 13 years, the land value has risen by almost a million pounds.

One of the persons with significant control of Rewd Limited is Mr Darren James Ellis (pictured). Mr Ellis is the man behind Kentish Projects Limited which built the development based at Fisherman’s Beach Hythe (pictured below) where some of the homes have gone for £1,350,000.

It is known that Andy Jarrett was the agent for the Fisherman’s Beach project according to the Council’s planning portal. Andy knew the applicant – Tobias Atkinson – and would have come into contact with him during the first furore over the development of Folkestone Seafront in 2005. No doubt he may have met Mr.Ellis too.

Coming back to the Smiths Medical Site it is in the Places & Policies Local Plan Draft Submission, which was part of the Consultation earlier this year. It is earmarked for 80 dwellings and 2,000 sqm of Business/Storage distribution space.

When the site comes before the planning committee, we do not believe it will be rejected. We do though believe it would have made a great site for a leisure centre with a number affordable homes.
