Council release largely unredacted Otterpool Park Viability Assessment

It’s done! It’s official, Folkestone & Hythe District Council have unredacted vast swathes of information contained within the Otterpool Financial Viability Assessment.

They’ve had to unredact much of it to be compliant with Justice Dove’s ruling in R (Holborn Studios) v London Borough of Hackney (No 2) [2020] EWHC 1509 (Admin); which makes it clear, Cllrs and the public had to have sight of the viability assessment, put forward by an planning applicant.

Across 23 years, the Council anticipate to build 8,500 homes as follows:

Affordable housing provision of 22%  or circa 2,200 homes has been earmarked for the Otterpool Park site, which is great news.

The cost to build the development are exactly as we said between £2.6bn and 2.7bn.

The total value of sales and revenue the council expect are also in the area we set out in an earlier post that being £750m – 800m.

A total of 113 plots has been assumed across the development, each plot delivering 75 homes

  1. Was the proposal for a new civic centre (as recently mentioned here) included in the public consultation for the “new garden settlement”? If not, shouldn’t it be?
