Cheriton Parc gets planning permission, but will it get finished?
Last night at the Planning Committee – Cheriton Parc Y22/1077/FH was passed. One of the persons behind the company – MTH Cheriton Parc Ltd – who’ve brought this scheme forward, is Oliver Davis, who we wrote about recently
The site aims to deliver 86 homes, nineteen of them affordable, but evidence below shows the site might not ever get finished.
Since we last wrote about Oliver Davis (pictured below), it has come to light that he owes Peter Waddell, who owns Big Motoring World, the sum of £5.5m

The job Mr Waddell refers to is the conversion of the old Tax Office in Canterbury
According to a spokesperson for Big Motoring World, they lent MTH St George’s Place Ltd the money. Mr Waddell’s company, Peters Properties Kent Limited placed a charge on MTH St George’s Place Ltd, who are building out theold tax office in Canterbury.
As we understand Lawyers were instructed to get involved due to Oliver’s and his partner, Rory Brace, stopping work on the tax office site.

We understand Ollie and his contractors are due back on site this week.
But it doesn’t stop there.
In Oct 2021, Golding Homes announced they’d entered into a contract with Oliver Davis Homes to develop the former Somerfield Hospital site in Maidstone.
Golding’s website says
Somerfield Terrace, as it will be known, has planning approval for 73 new homes, which will be made up of mixed size flats and houses for market rent, shared ownership, social rent and discount market sale. A proportion of the new homes will also be built using modern methods of construction.
However, Oliver Davis Homes have left the site, owing considerable sums of money to a variety of individuals and companies.
As we understand, there are many issues on the site due to the work undertaken by Ollie’s workmen being “substandard”. This substandard work will cost Golding Homes; a housing association who provide lost cost homes to thousands of people across the Maidstone District, a considerable sum of money to rectify, meaning the project will overrun and go well over budget.
The first phase of the site was expected to be complete by autumn 2022, with the whole development due to complete in spring 2023. However due to the “substandard” work the development is due for completion Winter 2024.
If that wasn’t enough, evidence we have seen, shows in Jan 2022, a company formerly owned by Oliver Davis – Courtenay Rose Holdings Ltd owed the tax man a large sum of money. The company was dissolved in May 2022.
Of course, we cannot forget Ross House, which ended costing Folkestone & Hythe District Council a small fortune to rectify.
We also note, Ollie along with two others has incorporated two companies, the first is: Enbrook Park Ltd, a site where future development is intended, the second is Middleburg Ltd; which may or may not redevelop the empty Saga building, next to the bus station in Folkestone.
Given all the evidence about “substandard” work at Golding Homes, owing the tax man money, owing Peter Waddell of Big Motoring World £5.5m, and his track record with Ross House, we ask you do you think Cheriton Parc will be completed and the nineteen affordable homes be delivered?

As I said in a previous post and it has happened. The NIMBY Greens have passed this application as it’s not in Hythe so the traffic generated won’t stop them popping round to see their chums .
Is this Princes Parade/Sunningdale all over again?
Will the council/council tax payer have to pick up the pieces?
What is it that seduces the council to consistently associate itself with developers of questionable backgrounds?
Will the Imperial Lakes and Gardens (Princes Parade Golf Course) project be nodded through in the same way?
Imagine a world where developers coat bank-notes in a gooey chemical, which makes them stick to other people’s fingers ! Can’t be happening around here, can it ?
